Our most gracious thank you and hearty welcome to all for seeking out our home to enjoy with your family and friends.

It is unfortunate that we have to have any rules as we would like to think of all of you as our friends who simply want to enjoy with your family/friends the many amenities of our home, the property, the surrounding lake and mountain areas and activities.

Unfortunately, a few have ruined it for the many...some have abused our home and property in many various ways (damage to the house, stolen items, personal property damage, etc.) and, unfortunately, the rental agencies have done little to protect our home due to not having specifically stated rules, consequences, and fines.

Therefore, in order to protect our home and investment, we have no choice but to list some basic rules and we also must include specific consequences, fines and fees for infractions/violations.

In no way are we seeking to disrupt and/or give you a bad taste about renting our property.

This is solely the result of lawyers, uncaring agencies and bad people who simply don’t care about other people’s property.

The entire external property has 24-hour video recorded surveillance.

It is our utmost desire that during the stay that all rental occupants enjoy our home, our property and the beautiful surrounding areas and activities! Now, the not so fun but unfortunately and absolutely necessary part as alluded to above (we hope you understand as if this was your own home).

By virtue of renting and entering/accessing the property, the renter on record and all of his and/or her occupants (regardless of age) are hereby responsible for the complete reading, understanding and compliance of all of the stated house, tennis court, equipment, and all personal property rules.

The consequence and monetary fine of ANY infraction/violation of these rules will result in the renter on record and occupant’s expulsion by the local police/sheriff, property management and/or owners (no refund for any unused days) plus a $1,000 violation fine...again, for ANY rules infraction/violation.

ADDITIONALLY, if there is any damage to the home, tennis court, equipment, or any personal property, the renter on record is responsible for all costs of the repair(s) as quoted by the owner’s professional contractor including a flat $2,000 fee for the cost of the owner’s time managing the repair(s).

Any question about the above should be brought to the immediate attention of the property manager for clarification. Lakehouse Front Entry Gate Instructions: Front Gate Entry Keypad code: 9099 SEND The gate will stay open for about one minute and will automatically close.

Never play on or try to manually open and/or close the gate as this will damage the operator mechanism ($5,000 damage repair estimate).

Be aware not to leave a vehicle (or any object to pry/keep the gate open) in the path of the gate opening or closing as this will damage both the vehicle and the gate.

When exiting/leaving the property via a vehicle, the gate should open automatically (it senses vehicles about 25 feet from the gate).

If it does not automatically open, press any number on the exit keypad and it will open.

Pedestrians exiting the property need only to press any key on the exit keypad to open the gate.

If there are any issues with the gate operation, please contact the property management or try pressing the Ring doorbell on the gate entry keypad post to communicate.

The gate can also be remotely opened/closed (please call the property manager for immediate assistance if nothing works).

Again, please never play on, push or pull open and/or close or “pry open” the gate manually. VEHICLES: There is ample parking available! If you have a vehicle that is not in clean working condition or that is leaking oil or other fluids, please do not park the leaking vehicle on the driveway or in the garage; please park on rock area located outside the main gate. Dog/Pet Rules: Maximum of (2) dogs and applicable fee per dog.

Dog(s) must ALWAYS remain in the mud room/washer dryer room areas or the garage.

For many reasons, dogs are never allowed in the common living areas of the home at any time.

There are convenient doggie access doors (insulated!) located in the house/garage entry door and at the side of the garage wall to allow the dog(s) to access the outside and to do their business in a specifically designed safe area for the dogs.

Doggie doors are marked by a dog image on the door/wall.

Please pick up and properly bag and dispose of dog poop (reminder...all waste & garbage must be bagged; there are dog poop bags available!).

Dog feeder bowls are also available underneath the washer/dryer room sink.

Additional cleaning costs and/or damage repairs WILL be applied after the rental period if the professional cleaners see or smell the evidence of pets in any other area of the house. Maximum occupancy at all times is 14 people.

If there is a need for more than the 14 person maximum, please inform management BEFORE the stay to work out additional costs and living/sleeping arrangements.

Please note that the house has both solar and battery power.

During a utility power outage, the upper-level lights, refrigerator, and various outlets are powered by the battery backup system for a few hours (hopefully, enough time to allow normal power to come back online; lower-level power is not backed up).

WIFI is available (WIFI passcode 05090235).

Since the house has a septic system, there is no sink disposal; therefore, all food, and all garbage must be disposed of into the trash can bags.

ALL garbage must be bagged (there can be NO loose garbage in the garbage cans).

Please be respectful and pick up any refuse/food/bottles, etc., and return any and all recreational equipment such as pickle ball nets, rackets, balls, basketballs, corn hole, etc., and any house items to their original location after each day and/or night of said use. HVAC/Furnace System (thermostats): There are ecobee smart thermostats located on both levels with temperature sensors in some of the bedrooms.

The thermostat temperature can be adjusted by simply moving your finger up or down on the thermostat to the desired temperature.

For the warmer months, the minimum air conditioning temperature is 68 degrees (regardless of what temperature is set on the thermostat; note that the electric fireplace is not operative during the warmer, summer months).

During the cooler months, the maximum heat is 75 degrees (again, regardless of what temperature is set on the thermostat).

Please understand that during the summer season, the upper area temperature may slightly increase during very warm weather temperatures due to the lofty ceilings and the increased sun exposure.

Keeping the external doors closed as much as possible will assist in keeping the upper area comfortable.

Lowering the thermostat to a temperature lower than 68 degrees will NOT speed up the cooling process nor will it go below the 68-degree limit. Hot Tub: Please enjoy (use at own risk)! Tub is cleaned after each rental.

Children are not allowed to play on, open, enter or use the hot tub without parental/adult (18+) supervision.

If required, a power disconnect is near/adjacent to the tub on the wall. Please ensure to ALWAYS place the hot tub cover back on the hot tub after each use. TENNIS & PICKLE BALL COURT RULES THE COURT IS FOR TENNIS OR PICKLE BALL PLAY ONLY! As mentioned, by virtue of renting and entering/accessing the property, the renter on record and all of his and/or her occupants (regardless of age) are hereby responsible for the complete reading, understanding and compliance of all of the stated house, tennis court, equipment, and all personal property rules.

The consequence and monetary fine of ANY infraction/violation of these rules will result in the renter on record and occupant’s expulsion by the local police/sheriff, property management and/or the owners (no refund for any unused days) plus a $1,000 violation fine...again, for ANY rules infraction/violation.

Please note...typical costs to repair the tennis court surface damage range from $5,000 to $15,000 based on the severity of the damage(s).

Normal wear and tear will NOT be regarded in the determination of the necessary repairs of the court and/or the property and equipment back to the original, new condition. Reminder, the entire external property has 24-hour video recorded surveillance. Pickle ball nets are locked; Property management can provide the lock codes for use of nets and the court. Please use the court responsibly (use at your own risk).

In case of emergency, immediately call 911.

Owners and property management are not responsible for any accidents or injuries while using the court (or any of the home's amenities and/or personal property).

The court is only accessible for the actual renter and renter’s approved occupants. Children under the age of 10 are not allowed on the court without consistent adult supervision. Court usage hours are from 8 am to 10 pm.

Please respect all of our neighbors (i.e., no loud music).

Court lights (if used) are to be turned off NLT 10 pm (lighting system has an automatic OFF timer at 10 pm).

If finished playing before 10 pm, please turn off the lights at that time to conserve energy.

Please ensure that the court (and surrounding area) is clean of all debris after each usage every day and/or night. ABSOLUTELY, no other ball sports (soccer, baseball, lacrosse, volleyball, basketball, hockey, etc) are allowed on the court! ABSOLUTELY, no bikes, skates, skateboards, rollerblades, scooters, wagons, kid's toys, or any other wheeled or motorized items are allowed on the court! Note, the property has a large upper concrete play area as well as a 1/4-mile concrete sidewalk/track and wide-open grass areas for all other ball sports and fun activities! Only Tennis court shoes are allowed on the court (NO hard shoes or black sole running shoes). Barefoot play is not permitted.

Specialty manufactured tennis wheelchairs and corresponding wheelchair play is allowed. NO animals/pets, food or glass are allowed on the court! Fireworks are prohibited on the court and on the entire property. Absolutely no leaning, hanging, or pulling on the tennis court net and/or the pickle ball nets. No chalk, markers or paint are allowed on the court.

Again, children are not allowed on the court without adult supervision. If using the portable pickle ball nets, please move them off the tennis court and back on to the lake side concrete apron area when finished using (after each use every day or night).

My family (wife, daughters, sons-in-law, grandchildren) gathered in Hiawassee to celebrate my birthday at this home, and we had an absolutely wonderful time. The house was clean, spacious, modern, and had all the amenities anyone could want (tennis, pickleball, basketball, track, open areas, inside activities and games). The leasing agent was kind and showed concern for all our needs. Our experience here could not have been better, and we hope to return in the future.

This stay was five star in every category. We are pickleball family so this was heaven for us with five pickleball courts with lights. The view of Lake Chatuge was magnificent and we even got a couple beautiful sunsets. The master bedroom is next level awesome. The king sized bed was the best ever, so comfortable!! Huge walk in closet. They even feature a steam shower!!!!! Great kitchen with new appliances. Outside grill. They have a fire pit in front of the pickleball courts and a nice outside hot tub to finish the evening. Yard is expansive, so family can do other activities. Perfect for a large family or three couples. A lakefront jewel and the owners and Priscilla could not be more accommodating. One of our best family vaca's ever!!!

As a Realtor, I believe one of the most important things is truth in advertising. I was so glad to see the home was exactly as pictured! I'm not sure if this will help anyone else but bed/bath layout is very important to us and I couldn't quite figure out the downstairs solely on the pictures so just fyi... Approaching from the staircase, the entertainment area is in the middle. Down the left hallway is a King BR and the bunk room. These 2 rooms share one of the full baths. Down the right hallway is the 2nd King BR and the Q BR. They share the 2nd full bath. Each of these hallways are separated from the entertainment room with sliding doors for privacy. The theatre room is off by itself tucked away behind the kitchen. That door is at the far right side of the refrigerator. And, if you are like us, sometimes we need large enough closets to tuck a little one in for more privacy... all 4 of the downstairs BRs have huge walk-in closets that are plenty large enough for a twin size blow up mattress or pack and play. The home was wonderful and all our children, ranging in ages from 4 to 30 something had a great time. We decided not to use the tennis courts. The pickle ball court is laid out next to the basketball court on the front side of the house so we were content with just those and letting the kids ride their bikes around the walking track. Our older children walked across the road and put in kayaks for a day... in February! Admittedly we were a little anxious about having to keep our 2 dogs in the specified "dog area" but the owners have made everything so nice for them, that actually turned out to be a great advantage for us because we never had to worry about them. They figured out the doggy doors immediately. The home was super clean! The entire property is 100% exactly as pictured. The beds were all very comfortable with good linens (and extra if you need them). There are only 2 things I could recommend. #1 - The kitchen could use a touch up on the cookware, dishes and silverware. We had to keep washing the silverware and glasses because there wasn't very many for a home this size. Not that big of a deal, at least they were in fair / good shape and the owners supply so much of everything you'll need. #2 - If you are light sleepers, don't forget your noise machines or floor fans because the noise does travel in the house. Book it! You'll have a wonderful time!
